More Ways to Get Onto the Property Ladder

There are a number of other clever ways to strengthen your financial position when buying a new home.

These include using a range of ways to help save for your deposit, options to maximise your deposit amount, and approaches that may make your monthly mortgage payments more affordable.

1. Get Saving Savvy

Applicable for: All Buyers

Make a robust deposit-savings plan by assessing your personal finances. Accurately review your income and expenses to identify opportunities to save money. It’s often the small changes that add up to significant savings.

Start by reviewing and cancelling unneeded direct debits; cut down on your subscriptions; create a food plan to buy fewer ingredients, make lunch for work and cook all meals instead of relying on takeaways.

Take steps to minimise your necessary outgoings by using comparison websites; use vouchers for the cinema and activities; use the library for books; and generally spot areas you can cut back on non-essential expenses.

Depending on your circumstances, moving into a family home or a house share could also help you to save hundreds of pounds per month.

2. Boost Your Deposit with a Lifetime ISA

Applicable for: First-Time Buyers

A Lifetime ISA, or LISA, is a Government initiative designed to help first-time buyers to save for their first house deposit.

Aspiring homebuyers can save up to £4,000 in a LISA each year to receive an annual bonus of up to £1,000, meaning you will need to contribute 25% less to the total deposit amount.

Maximise Your Monthly Affordability

It takes time to accumulate your deposit, which can feel frustrating. While steadily saving will eventually lead to your goal of a new home, there are some ways to speed the process up! By maximising your deposit you’ll be in your new home much faster.

3. Share the Load by Buying With Friends or Family

Applicable for: All Buyers

Splitting the costs of a home deposit, monthly mortgage repayments, bills, and expenses is a sensible financial decision - especially when you are first starting out.

If you like the idea of living with a friend or family member, ask about their property goals and you might find a way to team up. By combining your resources, you will only need to save half the deposit and it should also be easier to meet the mortgage affordability criteria, too!

4. Get a Step Up with Help from Family

Applicable for: All Buyers

If you would prefer to step out on your own, could you ask a family member for help?

They might be willing and able to support your dream of becoming a homeowner at Brabazon by gifting you all, or part of your deposit. Or, they may be open to acting as a guarantor on your mortgage to help secure your mortgage.

5. Grab A Guarantee from the Mortgage Guarantee Scheme

Applicable for: Some Buyers

Consult with an independent mortgage adviser about finding the best 95% mortgage on the market. Where offered, these mortgages may help you to get into a new home at Brabazon with a deposit of just 5%, depending on your situation.

Speak to your independent mortgage broker or financial advisor to learn about the possible options and to find out if you are eligible.
